What happens when you sell your home?

Every sale follows the same six stages. Understanding each one removes uncertainty and helps you make informed decisions at every step.

1. Meet with your agent

Set your goals, agree on an asking price and listing dates, and sign the listing agreement. Your agent will explain which factors you control — asking price, property condition, and access — and which you do not, such as market conditions and buyer perception.

2. Prepare your home

Secure valuables, book a staging consultation, declutter, improve curb appeal, arrange any painting or repairs, and confirm your offer strategy. The staging consultation is included in the process — and the data on its impact is significant.

3. Market your home

Professional photography is arranged first. Your listing then goes live on MLS, RE/MAX.ca, global.remax.com, TorontoHomesForSale.com, and through BrokerBay’s exclusive realtor network. Social media campaigns run in parallel to reach active buyers.

4. Show your home

Showings are coordinated through your preferred contact method. When confirmed, a lockbox allows access for buyer agents. Your job: keep the property clean and vacate during visits. Our office manages all scheduling records.

5. Review and accept an offer

6. Close and receive your funds

What are the key terms in an offer?

Every offer on a Toronto property contains specific legal terms. Your agent will walk you through the full document when an offer arrives — but here is what each term means.

Irrevocable date

The deadline by which you must accept, reject, or counter the offer. It is usually set for the same day or the following day. After this period, the offer automatically expires.

Completion date

The agreed date when ownership of the property transfers from you to the buyer. Also called the closing date. It is negotiated and specified in the offer.

Requisition date

The period — usually 7–10 days before closing — during which the buyer’s lawyer must confirm there are no title issues with the property.

The deposit

A deposit cheque must accompany every offer. In Toronto, deposits typically represent 5–10% of the purchase price. It is held in trust until closing.

Fixtures

Items permanently attached to the property — sinks, bathtubs, built-in shelving, toilets. As a rule, anything nailed down is a fixture and remains with the property unless specifically excluded in writing.

Chattels

Items that are not part of the structure and must be explicitly listed in the offer to be included in the sale. Common examples: appliances, drapes, light fixtures, window A/C units, garage door openers, central vacuum systems, barbecues, and garden furniture.
