GTA Housing: July 2026 Market Update


The Greater Toronto Area housing market is showing clear signs of a steady recovery as we enter the summer season. Driven by strengthening fundamentals and a tightening supply, the market is shifting toward a more balanced state.

Home Sales: 6,770 (+9.4% YoY)

New Listings: 17,282 (-12.9% YoY)

Active Listings: 27,329 (-13.5% YoY)

Average Price: $1,058,658 (-3.9% YoY)

Freehold Market Continues to Lead

Freehold housing continues to lead the GTA recovery. Detached homes made up 48.1% of all June transactions (3,256 sales), marking a 9.1% year-over-year jump. Demand remains heaviest across the 905 region due to relative affordability. Meanwhile, semi-detached sales grew by 3.0% and townhouses rose by 4.3%.

The condo segment booked the sharpest sales growth of any major housing type, spiking 14.3% year-over-year. Lower average prices compared to last year have unlocked excellent value for first-time buyers, downsizers, and investors looking to absorb available inventory.

Regional Highlights

Toronto East: Highly competitive, featuring a 40.8% Sales-to-New Listings Ratio (SNLR) and a hot 102% average sale-to-list price ratio.

Durham Region: Continues to be a premier value destination for families, holding a balanced 41.0% SNLR and a tight 3.4 months of inventory.

Toronto West: Established hubs like High Park and Swansea hold steady with a 100% sale-to-list average, buoyed by highly limited supply.

Looking Ahead

While summer traditionally ushers in a seasonal real estate slowdown, strong current fundamentals suggest a busier summer than usual. With inventory expected to tighten further as sellers wait for autumn, active buyers face higher competition but step into a significantly healthier, more sustainable market foundation for the second half of 2026.
